|  Blueberry Bluffs Deed Covanents & Restrictions These Deed Covenants and Restrictions are designed to maintain the beauty and integrity of the natural environment and your investment at Blueberry Bluffs. They are to be held in strict observance by any and all property owners.
1. No lots, with the exception of the Common properties, shall be used for anything other than residential purposes. The Deed transferring a parcel of property to be used for residential purposes may, at the sole discretion of the Developer, contain covenants and restrictions, applicable specifically to that Lot being transferred, in addition to the covenants and restrictions contained herein.
2. To insure the preservation of the natural environment and investment of each property owner, all construction, maintenance, and land usage related issues will be administered by the most current Blueberry Bluffs Rules, Regulations and Architectural Standards.
3. Trailers, mobile homes, and motor homes used as a permanent residence will not be permitted on any lot. Motor homes and recreational vehicles may be permitted on a temporary basis subject to the approval by the Developers.
4. No illegal, noxious, or offensive use shall be made or carried on upon any lot, nor shall anything be done thereon, which may be or become a nuisance to Blueberry Bluffs. No lot owner will be permitted to store old or wrecked cars, trucks, road machinery, crates, barrels, boxes, scrap metal, or unsightly materials of any kind on any lot.
5. All outside fires must be contained and monitored, and burned in accordance with any and all County and State rules and regulations regarding same. Burning of household garbage shall not be permitted anywhere on Blueberry Bluffs property.
6. The use of jet skis and power boats, other than electric trawlers, are not permitted on the lake.
7. Domestic animals, such as dogs, cats, household pets, and horses will be permitted. Owners will be asked to remove any animal that becomes a threat or nuisance to other property owners. Farm animals, including but not limited to goats, chickens, cows, and pigs, shall not be permitted. Any owner desiring to possess any animal not included on this list shall obtain prior written permission from the Developer.
8. These Deed Restrictions are to run with the land and shall be binding upon and obligatory upon all persons who now own property or who may own, possess or occupy any of said property hereafter. These restrictions may be amended by the Developer.
9. Enforcement of these Deed Restrictions shall be by proceedings at law or in equity against any person or persons violating or attempting to violate any restriction, either to restrain violation or to recover damages. All costs of enforcement, including attorney's fees shall be borne by the owner and/or party violating or attempting to violate any restriction.
